An Accessory Dwelling Unit (ADU) is a smaller residential unit that is located on the same lot as a primary home. This innovative living solution can take various forms such as:
Internal: Situated within the main dwelling, typically as a converted basement or attic space.
Attached: Constructed as a new addition connected to the main house.
Detached: A free-standing structure, like a backyard cottage or converted garage.
Building an ADU not only provides additional living space but also comes with a multitude of benefits:
Financial: Generate rental income to offset property expenses.
Family Accommodation: Perfect for hosting extended family while maintaining privacy.
Aging in Place: An ideal downsize option for seniors wishing to remain close to their community.
Environmental Impact: Smaller sizes mean reduced energy consumption, promoting sustainability.
The Affordable Homes Act allows ADUs up to 900 square feet to be constructed by right in single-family zoning districts. These units must include a separate entrance and adhere to local municipal restrictions, ensuring community harmony and compliance with the state building code.
Our team at Cape Cod Carpentry Guild Inc. is well-versed in navigating local regulations and will guide you through every step of the process, from initial consultation to the final build, ensuring your ADU project meets all legal and safety standards.

Answers to common questions about Accessory Dwelling Units
An Accessory Dwelling Unit is a small, self-contained residential space located on the same lot as a primary residence. It can be internal, attached, or detached, serving as a rental apartment or extra living space.
Under the Affordable Homes Act, you can build an ADU by right in single-family zoning districts without needing special zoning approval. However, be sure to check local regulations for specific requirements.
By adding an ADU, you can enhance your property's value through additional rental income potential and increased overall square footage, which can be attractive to future buyers.
The ADU can be no larger than half the gross floor area of your main residence or 900 square feet, whichever is smaller, in accordance with state guidelines.
Yes, you can rent out your ADU without restrictions on tenant relationship or owner occupancy. However, municipalities may include specific short-term rental restrictions.
Construction time for an ADU varies based on whether it's internal, attached, or detached and the complexity of the design. On average, expect a period of around 6-12 months from planning to completion.
Here's some of what they had to say
Since we moved to Cape Cod 2 years ago, we have had to upgrade five bathrooms, install a new kitchen, rebuild several rooms damaged by burst pipes, reface two fireplaces, extend our deck for a jacuzzi, add crown molding to many rooms, and more. Prior to finding Rick two years ago, we experienced a horrendous range of Cape Cod contractors that were either too busy/ unavailable, would return calls only at their convenience, and/or would charge you overinflated prices -- not according to the level of effort necessary to do the job, but according to your neighborhood. We count our blessings since meeting Rick because he 1) is very responsive to phone calls and texts, 2) is highly skilled and professional, 3) works fast and efficiently, 4) does not try to rip you off, 5) is very attentive to detail, and 6) prices his work up-front and very competitively. On top of that, he is a very personal and tremendous human being who is enjoyable to be around and work with. I feel safe leaving him in my house to complete work when I need to attend meetings. I would highly recommend Rick and Cape Cod Carpentry Guild to anybody.
Just finishing up a project with Cape Cod Carpentry Guild, Inc., and could not be more happy with Rick and his team. Excellent response, communication, project management and results. I’ll be using again!
